Best ... use your right to inspect the property! A lease made by your agent includes a clause that refers to Article 51 of Law 7527 (Law on Urban and Suburban Leases, which reads:

"
Article 51 .- Inspection of the property

The tenant has a duty to allow the landlord to inspect the thing leased, according to the following rules:
a) The landlord may visiting the property, once a month or when circumstances so require, within hours of the day or hours that the establishment is open. I inspected in the presence of the tenant or, failing that, before any other adult person who is in the house or premises.

b) The landlord may be accompanied by a civil engineer or architect and another technician to inspect the facilities or the right accessories.


During the inspection, may make plans, take pictures and sign the existing damage and deterioration.

c) When the tenant is not allowed to inspect the property, after being called twice by notice, the landlord may claim that the termination of the contract. "General Law on Urban and Suburban Lease No. 7527.

In performing its duty to visit the property and see that everything is in good condition, you can rest assured that when you hand over the property (should be present at the time of departure) will know the condition that remains. In the worst cases, if the property has extensive damage to be covered by the tenant, and you will also be familiar with the situation and may take measures to keep their wealth deserve to be recovered.
